This website is an independent property marketing and information portal for Levia Residence, a condominium development along Jalan Kuari, Cheras, Kuala Lumpur.
It is not the official website of the developer. Levia Residence is developed by Matrix Concepts (Cheras) Sdn Bhd (1230052-H), a member of Matrix Concepts Holdings Berhad (414615-U). The developer's own website is leviaresidence.com. This site is not operated by, endorsed by, or affiliated with the developer beyond the marketing appointment described below.

What I do
I act as a registered negotiator introducing prospective purchasers to Levia Residence. My role is to provide project information, arrange sales gallery and show unit appointments, share the developer's current price list and availability, and assist with the booking process carried out directly with the developer.
I am remunerated by commission paid by the developer or through my agency in accordance with the agency's arrangements. I do not charge buyers any fee for this service, and no payment is collected through this website.
What I do not do
- I do not collect booking fees, deposits, or any payment through this website. All payments are made directly to the developer or its appointed solicitors.
- I do not set prices, availability, specifications or completion dates. Those are determined by the developer.
- I do not provide legal, tax, valuation or financial advice. Please engage your own solicitor and financial adviser.
- I do not guarantee capital appreciation, rental yield, or any investment return.
